  • What is the detailed snow removal policy during/after storms?
    The full snow removal policy is available for review and download in the Annual Statement Rules document from the Important Documents area of the Owner Resources page of this site. Facts at a Glance: Villar Construction is responsible for clearing roadways and parking areas on Fairway Circle and Links Way. The snowplow will usually come around 7am after plowing the Town of Mammoth Lakes transportation areas. After Villar has cleared the roads, the HOA's bobcat will come through to clear burms created from the snowplow. During Storms: Driveways will be clearded after an accumulation of a minimum of 6” (six inches). We recommend all owners install a garage keypad to gain entry through garages when walkways are unpassable. (available locally at Do It Center) Walkways and entry stairs will not be cleared until the storm is over. On multi-day storms, snow will be removed when totals reach 18” to maintain access in extremely heavy storm accumulations. To ensure you are NOT by-passed by the snow removal crew, make sure to keep your your driveway, walkway and stairs clear of vehicles, clutter and physical debris. They will not attempt to work around a vehicle to remove snow. Owners are responsible to clear snow from their decks and balconies.
  • NO Street Parking in Winter
    During winter months there is NO street parking. Snow removal crews and machinery need access to the roads at all times. If vehicles are parked in the street; plows, bobcats, emergency vehicles may not be able to get by. This is true for owners renters, visiting guests as well as any service providers. Please make this known to all that are coming to your unit. Much of overflow parking is used for snow storage so you may need to park farther away or arrange drop off/pick ups. Due to parking issue all over town inthe winter, there are sometimes temporary parking areas set up with shuttles service
  • What is the general process of snow removal?
    As soon as accumulation of snow has reached 6 inches or more the street will be cleared with a blade on a loader. This often leads to a berm of snow on the side of the street from 956 to 1007. The bobcats with blowers will start on the berm as soon as possible and then proceed to clear the driveways. Until the snow storm has stopped there will be no shoveling of stairs or walkways to the entrances. Many owners have a shovel and often clear a path on their own. Please do not call property management or allow the renters to call to ask for special treatment. Taking the driveways out of order only prolongs the process and costs the HOA in time lost.
  • What if there is ice in my walkway?
    Owners and their tenants are responsible to ensure their entrance walks and front steps are free of ice for their own safety and that of visitors, even though HOA management provides walk and entrance shoveling after storms and attempts to control ice. You can stock up on snow-melt from the Do It Center or High Country Lumber.
  • Snow Removal 101
    The snow removal process can be hazardous to persons, buildings and equipment. Therefore, when snow removal activities are occurring, all persons whether Owners, tenants or visitors must stay out of the way of the snow removal equipment and of the personnel operating them. Also, Owners, tenants and visitors must keep the snow-clearing areas around their Unit clear of all items, such as vehicles of any sort, shovels, poles, skis, toys, snow boards, mitts, sleds, etc., or other equipment or items, at all times but most especially when snow is falling or the snow removal activities are underway. These items can damage the snow removal equipment and they are hazardous to the buildings and to persons if the equipment comes in contact with them. Items left and buried under snow are particularly hazardous. Snow removal personnel are authorized to by-pass, and hence not clear of snow, any driveway, walkway or entry stairs area where in their judgment.
  • When is trash removal?
    Mammoth Disposal empties our dumspters every Tuesday & Friday. There are 6 dumpsters located in Fairway 2 that are indicated on the complex map available here. Please use the carabiners to lock dumspters after use. Please break down your cardboard boxes.
  • Where is our recycling?
    Fairway 2 has one recycling area located outside the garage near Spa 2. See map.
  • Do you have dog poop bags?
    Mutt-Mitts are supplied at each dumpster location in Fairway 2. Plese pick up after animals. Animal waste in winter is particularly hazardous in connection with snow removal, since it can clog the equipment and when it does get through, gets blown over a large area. If mutt-mitts are out please email mike@snocreekv.com so we can replenish.
  • Parking 101
    Park only in your own garage or driveway apron. (Garage must be kept cleared of anything that would prevent use for parking.) Do not park in or block a neighbor’s driveway. No parking is permitted on Fairway Circle, except in designated guest parking spaces. Fairway Circle must be kept clear for fire department access and snow plowing. Guest/spa parking spaces may not be used for unused passenger car storage for more than seven consecutive days. Violators will be towed at the owner’s expense. Do not park in front of trash dumpsters. Allow enough room for the disposal company to pick up and empty the dumpsters.
  • Winter Storm Parking NEW!
    During large snow storms our snow removal team will need to store snow in any overflow parking areas until it can be trucked out of the complex. Do not leave vehicles unattended in overflow parking overnight during storms if at all possible. Parking in your garage is the safest place for your vehicle during a storm. If you do park in your driveway be aware that the plows come early and then our bobcat comes to blow out driveways. If your vehicle is in your driveway, the snow removal team will likely skip your area until it is clear. Snow removal will try to come back through to blow driveways again but it is best you are aware of them when they are coming through. The HOA has approved a fine for vehicles left in overflow parking during snow storms of $1000 per car to be assessed to owner dues. If you rent your unit, please pass this onto your renters or property managers.

  • Lock Box or Keyless Entry
    At minimum a key lock box is highly recommended for you, renters or service professionals to access your unit. Simple options like this are available at amazon and our local Do It Center also carries some. Keyless locks are also a great option and allow you to set codes for various people who need access to your until remotely. Schlage is an option.
